4 Tips for Selling in 2023



Thinking about selling? Here are a few things to keep in mind / consider before listing. 

Price

- easily one of the most important things to get right the first time when listing your home. Before listing your home you’ll want to have an experienced agent pull comparable home sales factoring in SOLD homes in your area for the last 60-90 days, of similar size, with similar features/finishes. Make sure you are ready to negotiate and are willing/ready to resolve inspection items if they arise. 

Prep

- Making sure your home shows exceptionally well is crucial in today’s market. The first step we take when helping someone sell their home is an initial consultation to game plan the prep needed to get their home showing its absolute best. Then, we customize a complete marketing strategy specific to the home and outline a detailed listing plan, including decluttering / staging so everyone is on the same page from start to finish. Then, we execute everything on our sellers behalf to take the stress off their plate.

Marketing

- Did you know that 97% of all homebuyers used the internet in their home search and 60% of all website traffic comes from mobile devices? These days, most listings get viewed for the first time on social channels like instagram and facebook - making photography and video more important than ever before. That is why it is crucial to work with an agent who is utilizing vertical cinematography and photography and staying up to date on every changing social trends to market your home. 

Showings

- this is your home’s moment to SHINE. The goal for showings is to have the home look as good as it did on photo day and to focus on the details. A few seemingly small steps that can have a huge impact are to take out the trash, make sure that the fridge is clean, and even be sure that the home smells nice. You also want to be flexible and allow as many showings as possible. If you are getting ready to list make sure you are able to show your home quickly and frequently if needed. We like to make our listings “go and show” if they are vacant so that potential buyers can easily show at any time. If the home is occupied we like to set showings with 1 hour notice before prospective buyers and their agents can arrive. That means if you were home you would have an hour heads up to get the home in tip top shape and show ready, then head out before the showing occurs.
