Is it time for a home makeover? The new year is the perfect time to give your home a little TLC. Cosmetic and structural changes will up your lifestyle and your home’s resale value. These are five home upgrades to make in 2018 for every budget.
1. GIVE YOUR BASEMENT NEW LIFE
Finishing an unrefined basement is a great way to add value to your home. Start out by evaluating the space signs of damp or moisture, and create a dry environment using dehumidifiers and a sump pump to protect future furniture and decor from damage.
Once the basement is clean and dry, the possibilities are endless! A brightly lit, open space makes a great lounge and sitting area, or a playroom for children. A spare bedroom and basement bathroom gives guests their own space.
2. FIX CRACKS AND LEAKS
Catching minor structural issues within the property will prevent them from growing into bigger ones, and keep your survey report for prospective buyers squeaky clean. Check your home for issues ranging from cracks in the paint to loose bathroom tiles to leaks in the ceiling. Fixing maintenance and minor cosmetic problems now will give your home a makeover, and makes it far easier to renovate in the future without uncovering more serious issues like dry rot or mold.
3. FRESHEN UP THE OUTDOOR SPACE
Cleaning up the exterior and yard will make your home look fresh and new, and often on a modest budget. It’s easy to brighten up your home by repainting the front trim, buying a new front door, and replacing cracked bricks and concrete.
Don’t underestimate the value a nice garden can bring to your home. Begin by trimming long grass, de-weeding, and trimming or removing trees as needed. Depending on your budget and interests, gardens can range from planting attractive perennial flowers and keeping hedges trimmed to planting new trees and designing a porch and BBQ area.
4. UPDATE THE KITCHEN
Updating your kitchen is one of the best ways to add value to your home. Buyers love open, modernized, and clean kitchens. If your kitchen is older, a major renovation that expands and opens up the space will be well worth it.
Other upgrades will brighten up even a relatively new kitchen. Update it to include high end appliances, buy brand new countertops, repaint cabinets, and choose bright, neutral colors. The kitchen is a gathering space for the family, so if you don’t have one, building a kitchen island bar will give your family a great space for space for food and conversation.
5. GIVE YOUR HOME A STYLE MAKEOVER
Even a smaller budget can give a home a whole new attitude with the right style changes. Consider opening up your home by rearranging rooms, adding mirrors and light, and defining spaces with rugs of statement pieces. Spruce up appearances of individuals rooms by reupholstering or replacing old furniture, repainting walls, and decluttering.
